Selling a home in Blue Ridge, Georgia, or anywhere in Fannin County, goes more smoothly when you know three things first: whether the property is inside the city limits, which short-term rental rules apply if it has been rented, and where the tax and homestead records sit. This page covers each from the agency that publishes it, checked October 17, 2026, and explains what Gold Peach Realty does for sellers.
What Gold Peach Realty does for sellers
Gold Peach Realty is the North Georgia brokerage behind this guide. Homes listed with Gold Peach Realty are featured on this guide and across the brokerage’s North Georgia community guides, alongside its own marketing. The details of that marketing are on the Gold Peach experience page.
What we will not do is promise a sale price or a closing date. Nobody can do that honestly, and this guide publishes no prices or market statistics. To talk it through, call (770) 283-1223 or email info@goldpeachrealty.com.
First question: city or county?
The City of Blue Ridge is small. The 2020 Census counted 1,253 residents in the city and 25,319 in Fannin County (2020 Census). Which side of the line your property is on changes several things a buyer will ask about:
- Water and sewer: the City of Blue Ridge Utility Department serves the city and parts of the county; outside its service areas it is the Fannin County Water Authority, 706-258-5160.
- Tax: inside the city limits, a city levy (3.826 mills in 2025) is added to the county and school levies. The full table is on our living in Blue Ridge page.
- Rentals: the City and the county have separate short-term rental ordinances.
If you are unsure, Blue Ridge City Hall is at 480 West First Street, (706) 632-2091.
Selling a cabin that has been a short-term rental
If your home has been rented by the night, get the rules in writing before you list. Inside the city, Ordinance No. BR2023-04 (passed February 21, 2023) allows new short-term vacation rentals only on property zoned Central Business District. Rentals outside eligible zoning that were already paying lodging tax were grandfathered, but only until a change in ownership, with exceptions for C-1 and C-2 commercial zoning. A buyer who wants to keep renting a city property should confirm its status with the City’s Planning and Zoning Department before closing. While you hold a city certificate, the City expects a monthly report by the 20th, even in a month with no rentals.
In unincorporated Fannin County, Ordinance 2025-02 (revised August 26, 2025) requires a county Accommodation Excise Tax Certificate for every short-term rental. Here is what the county publishes about fees and timing:
- The county's new short-term rental certificate fee is $225 (owner transfer fee $50). Fannin County government
- The county asks applicants to wait until closing, then email the completed packet with the warranty deed; the annual lodging certificate is bought through the county portal. Fannin County government
- The county application warns that renting without a valid certificate can bring a fine of up to $1,000 per night. Fannin County government
We publish the rules only. What a rental earns is not something this guide covers.
Taxes and homestead at sale time
- Fannin County real estate taxes are normally due by December 20, according to the Fannin County Tax Commissioner.
- A homestead exemption needs the owner to own and live in the home as of January 1, and you reapply only if you move. If your next home is also in the county, the application must reach the Tax Assessor’s office by April 1 to count that tax year.
- The Tax Commissioner’s office is at 400 West Main Street, Suite 103, (706) 632-2645.
Utilities and the hand-off
Your buyer opens their own water account. For City service, the City asks new customers for a picture ID and proof of ownership or a lease, and a property without a meter needs a tap application. For trash, the City’s garbage page (February 2025 copy) lists two private haulers, North Georgia Waste and Allen Disposal; that is listed by the City but not yet confirmed on a current page, so check with City Hall.
What buyers can read about town
Buyers asking about daily life can find the schools, the hospital, NOAA weather and a 10-minute walk table on our living page. For the downtown itself, point them to the parking guide, the events calendar and the restaurants list.
Questions people ask
Does a grandfathered short-term rental in the city stay grandfathered after I sell?
Not under City Ordinance No. BR2023-04. Rentals outside eligible zoning that were paying lodging tax were grandfathered only until a change in ownership, with exceptions for C-1 and C-2 commercial zoning. Confirm a property's status with the City's Planning and Zoning Department.
